How to Have a Winning Credit Score
It's that time of year again - when the discipline of maintaining our New Year's Resolutions begins to fade. But your credit score doesn't have to. Check out these helpful tips on how to turn your credit score into a winner.



Create a Winning Streak
If you have sparse credit history, one of the best ways to establish a history and bring up your credit score is to pay your bills on time for many consecutive months, says Wayne Sanford, a credit expert with New Start Financial Corporation in Dallas. "After three payments in a row, you start to establish a payment history," Sanford says.
It's best to have one or two credit card payments in that mix of bills, to show that you can handle debt responsibly. However, charging large sums on the cards isn't necessary. In fact, you'll probably want to keep the amounts small enough to pay off every month, in order to avoid costly finance charges.
"Say one person charges up their credit card buying furniture for their house, while another just charges $50 a month for gas," Sanford says. "The $50 a month is going to score more favorably on [the credit bureaus'] scoring models, because they're not abusing the card."
Consider Your Long-Term Financial Plan
Retail stores commonly offer customers 10 or 20 percent off their purchases in exchange for applying for a line of store credit. But these accounts can lower your credit score by affecting your "card utilization" - the credit limit on a particular card versus how much is owed on that card. Store credit is usually extended in small amounts - say, $250 - so a purchase of $100 uses almost half of that card's limit, which can negatively affect your credit score.
"Credit bureaus used to look at overall debt utilization, but now they look at the individual cards," says Scott Kuhn, a mortgage banker in Philadelphia who works to improve credit scores for potential clients. "You can have 10 credit cards, nine with no balance, and one with a $100 limit and a $100 balance - just that one card can bring down your score."
To avoid this pitfall, resist the short-term temptation to save a little at the register with a store credit card. Pay cash or use one of your current credit cards. Your long-range strategy will prevail in the end.
Pay Close Attention to Medical Bills
Collection attempts for medical bills can lower your credit score, even if the bills are paid, Kuhn says. Many medical offices will turn accounts over to collection agencies if balances aren't paid - sometimes when they're as little as one month overdue. The agencies then place negative marks on the customers' credit reports, and don't always remove them when the debt is settled.
The solution? Pull your credit report and look for negative entries. If you spot one for a medical bill that's been paid, contact your doctor's office and ask them to send a letter to the credit bureau on company letterhead confirming the payment. "That alone can add as many as 100 points to a person's credit score," Kuhn says.
Don't Dwell on the Past
If you've made mistakes in the past with credit, a good way to bring up your score is to seek out secured credit cards and loans, which are guaranteed with money up front. A secured credit card, for example, may require a deposit of $500 to give you a $500 line of credit. Interest charges may apply to any balance you carry, but the score improvement it provides is often worth the cost.
"You have to do the math and say, ‘Is an investment of $100 or so worth me having good credit?'" Sanford says.
Before you open one of these "safe" credit accounts, however, make sure that the lender will report your on-time payments to the three major credit bureaus, and don't close the accounts too quickly.
How you pay your bills today counts more than how you paid them five years ago. Accounts that are currently open and being paid on will score more heavily than ones that are closed.
Finally, know that your credit scores follow you throughout your life. Making winning credit decisions today could help make your financial goals easier to reach in the future.

Thank you for a year better than I could have imagined! After serving on the board for the past 5 years, it is a bittersweet end to my presidency. Don't get too excited-I am not going anywhere. I will be serving as your Regional Vice President for the next two years! So you won't be getting rid of me that quick.

I'd like to thank all of you who participated in our strategic planning event in 2012 that helped set our future for the upcoming 3 years. Our golf committee, led by Belinda Rosthenhausler, was incredible. Sponsorships have grown and continue to grow. Our education committee, led by Linda Robbins, added lunch & learns. Our scholarship committee, led by Lisa Richardson, reviewed numerous scholarship applications. So many more participated. I can't begin to list them all. And I apologize if I've forgotten someone who deserved mention. Our success is due to all of you and blessings from our Lord shining down on all of us.

This will be a year of dear memories that will last a lifetime! Please get involved with our CCIM Chapter. Attend our monthly meetings. Go to the business meetings in the Spring and Fall. And don't stop at being a member, we need you!

Over 50 members and guests listened to an enlightening Arizona State Trust Update, led by Jim Adams, Deputy State Land Commissioner, at our November 7 breakfast meeting. If you haven't been attending our monthly breakfast (and on alternate months, lunch) meetings, you've missed a lot this year! Kudos go out to Kevin Sellers and Bobbie Mastracci for bringing us a year filled with awesome breakfast and lunch speakers-our hats are off to you!

A good time was had by all who attended the holiday dinner party at Arizona Country Club on December 5. Board members and sponsors received a plaque from 2013 President Bobbie Mastracci

Nearly 60 CCIMs packed into the Ritz Carlton on the evening of October 29 to hear speaker Robert Burchmore's discussion, "Is the surf up-or is it a tsunami?" Bob provided an in-depth analysis of the current economy and trends that will-and are-impacting commercial real estate.

 He was very informative and several attendees were overheard remarking, "What a fabulous evening-it's a shame we only have one such annual event for Designees to mix and mingle with other Designees, and hear a speaker who delves a little deeper than our monthly meeting speakers do.

SPOTLIGHT ON NEW PRESIDENT
 SCOTT FEY, CCIM

2014 Chapter President Scott Fey, CCIM, is a commercial real estate broker with Omni American, LLC, and also a partner with Omni Ventures, LLC. His responsibilities include developing cash flowing commercial real estate properties in Phoenix and the southwest. Omni Ventures, LLC recently developed two self storage facilities on land holdings controlled by the Partnership. The first facility was constructed in 2011 and sold in 2013 for $6,900,000.00 to CubeSmart©, a public REIT. The second facility opened in July, 2013, just south of Gilbert, AZ. The Partnership has numerous additional development projects in the pipeline.

 

Prior to his real estate career, Scott was CEO/President NPR Holdings, LLC a radio broadcast investment firm. Scott founded the company, New Planet Radio, in 1998 while based in San Francisco, CA. Under Scott's guidance, the company improved and sold over $70,000,000.00 in US radio assets over a ten-year time frame.

 

Scott's specialties include discovering investment real estate properties comprising land, office buildings, industrial buildings, and retail centers for investment partners. Omni American's various divisions include brokerage, development, investment, and construction. Omni Ventures, LLC recently closed on the purchase of a 178,956 square foot self land parcel in Pinal County, Arizona for the development of the firm's third self storage facility.

 

Scott and his wife Dana J. Lyon live in Paradise Valley, Arizona and part-time in Sun Valley, Idaho. Dana and Scott are avid snow skiers and hikers and enjoy the mountains of central Idaho. They have two daughters: Melinda J. Fey lives in Los Angeles, CA and works for BCBG Maxazria Group as a graphic designer; and Sally J. Lake lives in Baltimore, MD, with her son "Coby" Lake and works as director of West Liberty Child Development. Scott was born in Chevy Chase, MD, just outside of Washington, DC and attended the University of Maryland. He holds an Arizona Brokers license and is a CCIM Designee.

Steven K. Crane is an Associate Broker with RE/MAX Excalibur, Commercial Division. A 2012 graduate of University of Phoenix, he has been in the commercial real estate business for 5 years and holds the Accredited Commercial Professional designation. He is in the process of earning his CCIM Designation. He has also been a residential real estate broker and was awarded the coveted Top 10 in RE/MAX's Southwest Region 4 times. Steven holds the following designations: ABR (Accredited Buyers Representative), CRS (Certified Residential Specialist), GRI (Graduate of the REALTOR® Institute), SFR (Short Sale Foreclosure Resource), and RDCPro (REO Default Certified Professional). He previously spent time in the manufacturing engineering business with Air Liquide, Strippit/LVD, and Nissan Forklift Corporation, where he earned the prestigious Employee of the Year Award in 1998. Steven and his wife Yadira have two children: a son (Branden) and daughter (Mitzi). A member of International Council of Shopping Centers and Urban Land Institute, he actively participates in: Arizona Mountaineering Club (Board of Directors and Outing Leader) and is an active mountain bier, rock climber, guitar player and motorcyclist.

  

Jason Eisenberg is Vice President of Development and Acquisitions at Eisenberg Company. He joined the company in 2004 after graduating from Tulane University with a B.S.M. In Legal Studies in Business. Jason has been involved with site acquisition, development, leasing, pad sales, ground leases, and build-to-suit shopping centers, as well as tenant and landlord representation. He received his CCIM Designation in 2013.

 

 

Peter McSorley is involved in investment sales of office and industrial properties with Patriot Commercial Properties. He has been in the commercial real estate business for six years.

Rick Padelford, CCIM, is with Realty Executives Commercial in Tempe. A 1981 graduate of Arizona State University (Business Administration), he specializes in office, land, and industrial sales and leasing in the Southeast Valley. He has been in the commercial real estate business 26 years and has been a CCIM Designee for five years. He was previously in the resort sales business and "back in the day" did restaurant work. Rick and his wife Karen enjoy hanging out at the cabin in Pinetop, hiking, golf, and reading.

Andrew Cheney, CCIM, and Craig Coppola, CCIM, of Lee & Associates represented Mainspring Capital in the 10-year, more than $24 million lease renewal of the 93,753 SF Corporate at Pima Center Building C in Scottsdale. Cheney and Coppola also represented Yarvek, LLC in the more than $11.5 million sale of the 73,377 SF Cotton Corporate Center building in Phoenix to Mutual of Omaha. Congratulations, Andrew and Craig!

 

Nick Nick Miner, CCIM, of Orion Investment Real Estate recently closed on the $5,200,000 sale of the Atrium Shoppes at Hamilton Place Mall in Chattanooga, TN. Nick represented the seller, Shoppes at Atrium, LLC. The buyer, Li Group Three, LLC, was self-represented. Way to go Nick!

 

Barry Lammersen of Lammersen & Associates reports the recent sale of two properties. Laguna Holdings, LLC purchased 7000 E 1st Avenue, Scottsdale AZ for $2,150,000. The 7,707 SF office/retail property was sold by Blue Sky on 1st, LLC. Also, 350 N Pennington, LLC, a 1031 investor, purchased 350 N Pennington, Chandler AZ, a 6,575 SF property for $1,650,000. Use will be a Childtime Child Care Center. CC Multi Limited Partnership was the seller. Lammersen represented the seller in both transactions. Congratulations, Barry!
